Former department store gets new lease on life as MaineHealth HQ

Former department store gets new lease on life as MaineHealth HQ

April 13, 2011

The long-vacant Sears Roebuck building in Portland, Maine, was redeveloped into the corporate headquarters for MaineHealth. Consigli Construction and local firm Harriman Architects + Engineers handled the 14-month fast-track project, transforming the 89,000-sf, four-story facility for just $100/sf.

The team preserved and restored as much of the building’s original 1940s architecture as possible, including the original terrazzo floors and masonry exterior. The interior was very dark, so the central core was gutted to create an atrium that filters daylight throughout the office, which has space for up to 350 employees, a state-of-the-art conference center and meeting rooms, catering kitchen, and employee health/exercise facility.

Capital Improvement Plans (CIPs) typically span three to five years and outline future city projects and their costs. While they set the stage, the design and construction of these projects often extend beyond the CIP window, leading to a disconnect between the initial budget and evolving project scope. This can result in financial shortfalls, forcing cities to cut back on critical project features.
