When complete, the 60-story Paramount building, at 750 feet high, will be the tallest high rise tower in Nashville, Tenn., surpassing the city’s current record holder, the 617-foot AT&T Building. The $390 million Paramount project recently launched condo sales after securing more than $230 million in construction financing.

Designed by Goettsch Partners (GP) and developed by Giarratana LLC, Paramount features 360 apartments, 140 condos, and a 517-space parking garage. The project also includes a five-story, 60,000-sf addition to the neighboring Downtown YMCA. 

The design envisions the building form as a series of faceted surfaces, with the glass façade’s various angles reflecting light in multiple directions. A series of triangular glass surfaces creates a diamond shape at the building’s top four floors, which include the most exclusive residences.

The ground floor consists of a 30-ft-tall clear-glass lobby and a circular-drive porte cochère. On the ninth level, a full floor of amenities includes a residential lounge and TV room, casual lounge with demonstration kitchen, 14-seat private dining room, fitness and yoga room, game room with billiards table, and co-working space with three private study rooms, as well as a 16,000-sf open deck with a pool, 66 lounge chairs, four six-seat cabanas, four grilling stations, and an outdoor exercise area. 

Level 40 offers dedicated condo amenities, such as a lounge and bar area with a 23-ft ceiling, fireplace room and lounge, and 25-seat private dining room and catering kitchen. Other amenities include a bike room and dog spa.

The Paramount site is currently being excavated, and construction is scheduled to start later this year, with completion expected in 2027.

Paramount is GP and Giarratana’s third building along Nashville’s Church Street, following the Alcove, which opened last summer, and the Prime, which will open later this year. The three multifamily buildings sit across from the 17-acre, Amazon-anchored Nashville Yards, now under construction.

In Nashville, Tennessee, a new tower—scheduled to be the city’s tallest—is kicking off condominium sales now that more than $230 million in construction financing has been secured. Designed by global architecture firm Goettsch Partners (GP) and developed by Giarratana LLC, the building, called “Paramount,” is located at 1010 Church Street downtown.

The tower will stand at 60 stories and 750 feet tall upon completion, surpassing the 617-foot-tall AT&T Building, the city’s current tallest. The new tower is composed of 360 apartments, 140 condominiums, associated amenities, and a 517-space parking garage. The project also includes a 60,000-square-foot state-of-the-art addition to the neighboring Downtown YMCA.

Paramount is the third building along Church Street by the same architect-developer team, with the Alcove building at 900 Church opening last summer and the Prime building at 801 Church opening later this year. The three multifamily residential buildings sit across from the 17-acre Amazon-anchored Nashville Yards development, currently under construction.

The Paramount project began in 2021, when the YMCA of Nashville initiated an RFP process for an addition and renovation of their existing downtown facility, along with an opportunity to develop a portion of the one-acre site separately for a larger program. GP collaborated with developer Giarratana to conceive the winning design, with a proposal for a five-story YMCA addition at the corner of Church Street and YMCA Way, and an adjacent 60-story apartment and condominium tower.

“The selection process for the project was unique, and our relationship working closely with Giarratana was a real asset,” said Vladimir Andrejevic, AIA, principal and senior project designer at GP. “Ultimately, we had to find a solution that provided the Y with a world-class addition to address its facilities needs well into the future while unlocking the rest of the site for a special development.”

The tower is positioned on the site to optimize view corridors on all four sides while maintaining distance from the new Amazon headquarters and Alcove and Prime towers. By differentiating the base, shaft and top of the building, the design establishes a distinctive presence downtown. The building form is envisioned as a series of faceted surfaces. Different angles of the glass façade reflect light in multiple directions and reinforce the building’s verticality. The culmination of the building form is the “crown”—a series of triangular glass surfaces that create a diamond shape and are reserved for the top four floors, including the most exclusive residences.

The ground floor consists of a 30-foot-tall clear-glass lobby facing Church Street and a circular-drive porte cochere that creates a dramatic entrance, emphasizing the style and sophistication of the building. A full floor of amenities on level 9 includes a residential lounge and TV room, casual lounge with demonstration kitchen, 14-seat private dining room, fitness and yoga room, game room with billiards table, co-working space with three private study rooms, and a 16,000-square-foot open deck with a pool, 66 lounge chairs, four six-seat cabanas, four grilling stations, and an outdoor exercise area.

Level 40 offers dedicated condo amenities including a lounge and bar area with a 23-foot ceiling, fireplace room and lounge, and 25-seat private dining room and catering kitchen. Additional amenities include a bike room, dog spa and an enclosed parking garage.

The Paramount site is currently being excavated, with full construction scheduled to start later this year and completion anticipated in 2027. In addition to Paramount, Alcove and Prime, GP is currently working on several other residential buildings in Nashville, as well as in Chicago; Denver, Colorado; Charlotte, North Carolina; and Columbus, Ohio. GP has active and completed residential projects totaling more than 7,000 apartments and condominiums.
