Indio Management and Windmass Capital partnered with Sustainability Solutions (SAS), a leader in maximizing water/sewer reduction efforts, to upgrade The Jones Apartments, a 224-unit rental community in Arlington, Texas, with 399 new Ultra-High Efficiency Niagara toilets and bathroom fixtures.
SAS’s initial review of the property found that there were a lot of leaks on the property that exasperated high water and sewer expenses.
“The full assessment is not only helpful when it comes to install, but having all the data from the full assessment report is very helpful to know where the property stands from a water perspective before and after install,” said Indio Management’s Tyler Rinehart.
RETURN ON INVESTMENT IN JUST 8 MONTHS
According to the utility bills provided after the SAS team completed the install, the new fixtures lowered expenses by nearly 65%, saving over 1,000,000 gallons a month and reduced maintenance calls, and yielding a net operating income increase of $200,000 annually. This was 100% greater than the original estimate provided by SAS.
These financial and water savings provided a return on investment in just eight months after the installation was completed. The following replacements were made:
· Niagara’s The Original 0.8 GPF toilets replaced the existing models that were flushing at 1.88 GPF.
· Niagara’s 1.25 GPM Earth showerheads replaced the existing 1.68 GPM showerheads in each unit.
· Niagara’s 0.5 GPM aerators replaced 1.5 GPM bathroom aerators.
