1010 On-the-Rhine, a 520-000-sf mixed-use project in Cincinnati, combines luxury apartments, a Kroger grocery and food hall, and parking on the site of a former surface parking lot in an underutilized part of the city.

The project is situated at the midpoint of Cincinnati’s streetcar route and connects two development zones at opposite ends of the city: historic Over-the-Rhine and the business district around Fountain Square. 

The southern half of the project resides in the Court Street Historic District, so GBBN needed the support of the Historic Conservation Board during the building’s design and construction. GBBN considered the context of the building in the larger surrounding community by designing the lower levels to match the scale of surrounding buildings to help integrate from the street view perspective. Additionally, window notches in groups of two and three replicate surrounding building patterns, but with a modern take.

The building ignites activity on three sides: a walk-up coffee window brings pedestrian traffic to Court Street; a daylight filled Kroger market on Walnut Street brings fresh and prepared foods to residents and people working downtown; and Kroger’s second floor food hall features an outdoor dining terrace overlooking Central Parkway. Views from both private residential balconies and from Kroger’s expansive street level windows further open up the project to the surrounding city.
