The Smith No. 99 in Boston, Mass., is a new 305,000-sf mixed-use apartment community featuring 304 market rate and affordable housing units. Now welcoming residents, The Smith No. 99 is the second phase of The Smith mixed-use community, following The Smith No. 89 which has been awarded LEED Gold certification.
Together, both buildings house “the largest amenity package in the South End,” according to the project team.

The Smith No. 99 features various amenities that cater to the health and wellbeing of its residents.

- Amenity lounge with a vinyl record room, billiards, sunroom, and kitchen
- Two-story roof deck containing grill stations, private lounges, dining areas, and a 360-degree view of Boston
- Business office spaces, conference rooms, and private work areas
- On-site pet space, washing station, and indoor play area
- Accessibility to nearby public green spaces and cultural attractions
Additionally, the community contains over 400 underground parking spaces which include electric vehicle (EV) charging stations.
Local and National Artwork Makes the Space
Designed by CBT Architects, The Smith No. 99 combines industrial architecture with work from modern artists. The community includes over 90 works of art and nearly 20 commissions from local and national talent. These include wall sculptures composed of mixed media and paper, a complex wood sculpture, and a graphic scrim mural celebrating the history of the South End.
In the individual units, The Smith No. 99 emphasizes an open-concept layout. Select apartments include ORI beds or outdoor balconies, while the majority feature stainless steel appliances, glass showers, and floor-to-ceiling windows.
