The Cloverdale project’s first phase, The Clove, will include a 33-story tower and a nine-story midrise with a total of more than 600 condos. In all, the Cloverdale will provide more than 5,000 condo and rental units.

Toronto developers Mattamy Homes and QuadReal Property Group have launched The Clove, the first phase in the Cloverdale, a $6 billion multi-tower development. The project will transform Cloverdale Mall, a 32-acre shopping center in Toronto, into a mixed-use urban neighborhood.

The project’s flagship development, The Clove, will include a 33-story tower and an adjoining nine-story midrise building with a total of more than 600 condos ranging from studios to three-bedroom units. 

The Clove’s design by Giannone Petricone Associates, which also led the design of the Cloverdale master plan, aims to evoke movement and a connection with the outdoors. The sense of movement will be emphasized by fluttering, horizontal bands. The Clove will appear either to step down or climb up, depending on the viewer’s perspective. Its cascading terraces will overlook the new Cloverdale development.

“The team has worked hard to design a tower that will serve as a gateway to the rest of the development, while offering a striking presence on Toronto’s west-end skyline,” Niall Haggart, president, GTA Urban Division, Mattamy Homes, said in a statement.

During the extensive public engagement process, QuadReal gathered feedback from more than 15,000 local constituents. As a result of the feedback, the developers will ensure the shopping center’s services and amenities remain in operation throughout the project. For example, a grocery store will reopen in the new space the day its existing site closes.

When complete, the Cloverdale will feature new retail, residential, and green spaces. The development will provide more than 5,000 condo and rental units, over 180,000 sf of retail space, and over 20,000 sf of community amenities, in addition to over nine acres of public space including two parks.

Cloverdale Mall was built in 1956 as an open-air plaza with a central pedestrian promenade. It was expanded and converted to an enclosed mall in the 1980s and renovated in 2006. The new development will focus on sustainable design as well as integration with transit and the surrounding neighborhood.
