Oceanic oases: Two new luxury condominiums under construction in South Beach

Plaza has four projects, totaling $498 million in development costs, now under way for The Related Group.

By Plaza Construction | June 11, 2014
Plaza Construction has started construction on two more ultra-luxury condominiums for The Related Group. Included are the $187 million One Ocean, in South Beach, designed by Enrique Norten of Ten Arquitectos, along with The Sieger Suarez Architectural Partnership, as the executive Architect, and the $88 million Marea condominiums, also in South Beach, designed by The Sieger Suarez Architectural Partnership.

Totaling $498 million in development costs, Plaza’s four projects now under way for The Related Group also include the new $118 million, 42-story Icon Bay waterfront condominium designed by Arquitectonica and located in the heart of Miami’s Biscayne Corridor, and the $105 million, 42-story Millecento Residences by Pininfarina, located in Miami’s Brickell neighborhood and designed by architect Carlos Ott.

Slated for completion in 2015, both the seven-story, 275,141 square foot One Ocean and six-story, 190,654 square foot Marea will offer landscapes by Enzo Enea and interiors by Yabu Pushelberg.

One Ocean, located at the tip of South Beach in the exclusive South of Fifth neighborhood, offers sinuous glass curves and seductive interiors to separate its 46 residences and four Ocean Villas apart from any other. Works of art by José Bedia, Michele Oka Doner and Cuttica will create an imaginative space as part of One Ocean’s professionally curated collection of contemporary art.

Marea, also in the South of Fifth neighborhood, will also combine art and design within an atmosphere of tranquility. Complementing its 30 residences, commissioned art installations by Riccardo De Marchi and Markus Linnenbrink will transform its private lobby into an exclusive gallery.

Proud recipient of the Contractor of the Year 2013 Award from the American Institute of Architects Miami Chapter, Plaza Construction is one of South Florida’s leading full-service general contractors and construction managers.  Plaza is known for such prestigious projects as the W South Beach hotel, the 67-story Marquis and Canyon Ranch North Tower, to name only a few.  In addition to its current four projects for The Related Group, Brad Meltzer, Principal and President of Plaza’s Southeast Region, stated that Plaza is also constructing:  1 Hotel & Homes South Beach, a premier beachfront redevelopment by The LeFrak Organization, Starwood Capital Group and Invesco Ltd.;  NINE at Mary Brickell Village, a luxurious new 34-story, 390-unit condominium tower at 999 SW 1st Avenue in Miami, under its $65 million contract with Starwood Capital Group and LYND; AC Hotel by Marriott in Miami Beach, the U.S’s first all-new AC Hotel, being developed by Robert Finvarb Companies; and numerous others.  In addition, Plaza recently completed the multimillion-dollar Dadeland Mall Kendall Wing Expansion under its contract with Simon Property Group.  Plaza Construction bases its Southeast Regional operations from 120 NE 27th Street, Suite 600, in Miami.

Bridging the gap: How early architect involvement can revolutionize a city’s capital improvement plans

Capital Improvement Plans (CIPs) typically span three to five years and outline future city projects and their costs. While they set the stage, the design and construction of these projects often extend beyond the CIP window, leading to a disconnect between the initial budget and evolving project scope. This can result in financial shortfalls, forcing cities to cut back on critical project features.
